A Rothesay hotel owner says he’s being prevented from upgrading his premises by heritage red tape.

Harry Greene, who bought the Bute House Hotel in West Princes Street last August, has been refused planning permission to install the double-glazed windows he says are needed to soundproof the building so his guests can get a good night’s sleep.

“At the moment the hotel is all single-glazed windows,” Mr Greene told The Buteman.

“It’s noisy in Guildford Square, and at weekends in the summer it’s horrendous, with punters standing in the square smoking and the sound coming out of the pubs.”

Mr Greene’s application to install uPVC double-glazed windows was refused by Argyll and Bute Council’s planning department in November, despite the receipt of 11 letters of support from nearby business owners.

Officials from the authority said the uPVC material “would have an unacceptable impact upon the architectural and historic interest of this Category C Listed Building located in a visually prominent position within the Rothesay Conservation Area”.

A spokesperson for Argyll and Bute Council said: “Planning permission is required in order to change windows of commercial premises.

“Each application is considered on its own merits although, in the case of conservation areas, our planning policies are geared towards ensuring that any development is in keeping with character.”
