Planning permission is being sought for the demolition of Ballianlay Cottage and the erection of a new dwelling house in its place.

Plans to demolish a long-derelict cottage on the west side of Bute and replace it with a new dwelling house have been submitted to Argyll and Bute Council.

Ms Alison MacGuire is seeking permission to demolish Ballianlay Cottage and its outbuildings, to erect a replacement house and to install a septic tank.

The site, which extends to 1.23 hectares and is owned by the Mount Stuart Trust, is located next to the A844 at its junction with the single track road which leads to the Straad and St Ninian’s Bay.

Ms MacGuire’s address is given on the planning application form as 68 Simper Street, Wembley, Perth, Western Australia, though the agents for the application are Stewart Associates of Largs.

The council’s roads department has suggested that to maintain sightlines to the main road next to the property, all walls, hedges and fences within these visibility splays should be maintained at a height of not more than one metre above the road, and that a surface water drainage system may be required to stop water running on to the road.

Scottish Water has raised no objection to the application, stating that the Dhu Loch water treatment works on the island has capacity to service the proposed development, while noting that planning approval does not guarantee connection to Scottish Water’s infrastructure.

The statutory closing date for public representations on the plans to be received by the council, is Friday, March 15.
